Buyers regain footing as DOM ticks up.
Buyers got back some leverage this month as days on market lifted to 24 and the list-to-sale ratio softened to 98.4%. Sales volume held steady at 184 transactions, but the average price slipped 1.2% month over month.
For first-time buyers, this is the most balanced market we've seen in Pickering in two years. Detached homes under $1.1M are sitting longer, and conditional offers are being accepted again.
Mortgage rates remain the swing factor. The Bank of Canada held the overnight rate this month, which kept stress-test qualification at 7.49% — still tight, but no worse than last quarter.
