Who we are
OwnIt Intel is a free real estate market intelligence newsletter operated by OMGSystems Inc. ("we", "us"). The service is delivered at intel.ownitpropertysearch.com and via email.
What we collect
We collect the email address you provide, your first name (optional), the cities you choose to track, and your role (buyer, seller, or investor).
Email open and click tracking
Our emails contain a small tracking image and links that pass through our email provider. When you open an email or click a link, we record that it happened and when. Our email provider also records the IP address and browser or mail app you used, which can indicate your approximate location. We use this to understand which reports are useful and to detect delivery problems. If you prefer not to be tracked this way, most mail apps let you block remote images, which stops open tracking.
How we use your information
We use your information solely to send you the market reports and alerts you subscribed to. We do not sell, rent, or share your information with third parties for marketing purposes.
CASL compliance
Each subscription records implied or express consent with timestamp and method, in accordance with Canada's Anti-Spam Legislation (CASL). Every email contains a one-click unsubscribe link, and unsubscribes are honoured immediately.
Data storage and security
Your subscriber record is stored in Supabase (Postgres) in the Canada Central region. Access is restricted by row-level security and service-role authentication, and all transit is TLS-encrypted.
Service providers and where your data goes
We use Resend to deliver our emails, which sends through Amazon Web Services; Supabase for our database; and Anthropic to generate report narrative text from market data. Report narrative generation never receives subscriber information. Our email provider operates in the United States, so your email address and name are processed there and are subject to US law, including lawful access requests by US authorities. PIPEDA permits processing outside Canada where it is disclosed, and this paragraph is that disclosure.
PIPEDA rights
Under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA), you have the right to access, correct, or delete your personal information, and to know how it is used. To exercise these rights, contact privacy@omgsystems.ca and we will respond within 30 days.
Retention
Active subscriber records are retained for the duration of your subscription. Unsubscribe records (consent withdrawal) are retained for three years following withdrawal in accordance with CASL, so that we can prove we honoured your request and never email you again by mistake. Open and click records are retained for two years.
If you received this from your real estate agent
Real estate professionals can send our reports to their own contacts under their own branding through OwnIt Intel Studio. If that is how you received a report, your agent is the sender: they hold your contact information and their relationship with you governs it, and we process it only to deliver what they send. The unsubscribe link in those emails removes you from that agent's list immediately. Terms covering that arrangement are at /studio/terms.
Changes to this policy
If we make a material change to how we handle your information, we will update this page and note the date below. Continued use of the service after that means you accept the updated policy.
