Richmond Hill home prices dropped to $1,162,268 in July 2026. That is down 4.7% from June. Homes are sitting on the market for 80 days on average. More listings are coming in than sales going out. That mix puts you, the buyer, in a stronger spot than sellers right now.
Sellers are accepting less than their asking price. The list-to-sale ratio (how close the final price is to the asking price) is 99.5% for all homes. That sounds close, but freehold homes (houses, not condos) are actually selling above asking at 100.3%. Condos are selling at 97.3% of asking, which means more room to negotiate there.
