Homes in Pickering took 75 days to sell in September 2026. That is a long time. Sellers know it too. The average sale price came in at 98.5% of the asking price. That gap between asking and selling means buyers are winning small discounts. Six months ago, some sellers got more than they asked. That is changing.
The city average sale price jumped to about $1.23 million in September. But that number is pulled up by expensive freehold houses, which averaged $1.46 million. Condos averaged $555,000 and are barely moving in price. If a condo fits your budget, you have even more room to negotiate right now.
