Newmarket Homes Average $1.04M in July 2026
Newmarket had 123 sales in July 2026. The average sale price was $1,040,796. That is up 3.2% from June. But homes took 86 days to sell on average. That means sellers are waiting longer for offers. You have more breathing room than buyers did a year ago.
Sellers accepted about 97.6 cents for every dollar they asked. That gap means you can make an offer below the list price and still have a good shot. In April 2026, only 41 homes sold. July bounced back to 123. The market is moving again, but buyers still hold real power right now.
