The average Markham sale price fell to $1,078,790 in July 2026. That is down 9% from June. Homes are also sitting on the market for 81 days on average. That means sellers are waiting longer and buyers have more power to ask for a better deal.
New listings jumped to 716 in July, the highest count in six months. More supply means more choices for you. When more homes are available and fewer people are buying, sellers often lower their price or offer extras to close the deal. This market rewards a patient, prepared buyer.
