Durham Buyers Gain Edge as Homes Sit 78 Days
Durham Region sold 1,070 homes in July 2026. That is up from 389 sales in February. Prices also climbed, from $815,944 in February to $883,229 in July. But do not let that scare you. Homes still take about 78 days to sell. That means sellers are waiting, and waiting sellers are often willing to deal.
Homes are selling for about 99 cents on every dollar of list price. That gap, called the list-to-sale ratio, tells you sellers are accepting less than they ask. Six months ago that gap was even wider. The trend is moving toward sellers, but buyers still have more power than they did in past hot markets. Act thoughtfully, not rushed.
