Ajax Buyers: 74 Days on Market, Prices Dipping
The average Ajax home sold for $869,509 in July 2026. That is down 1.3% from June. Homes sat on the market for about 74 days on average. That means sellers waited over two months to find a buyer. More homes were listed in July than in any other month this year, with 229 new listings hitting the market.
Even with prices dipping, most homes still sold above their asking price. The list-to-sale ratio (that means the sale price compared to the asking price) was 1.01 in July. So buyers faced some competition. But the trend is clear. The market is cooling. Buyers today have more time to decide than they did in the spring.
